Built Fabric and Conservation Approach

  • Conservation works follow the Burra Charter principle of “minimum intervention”, ensuring that historic fabric is retained wherever possible.
  • Key repair works include:
    • Installation of new insulated floors
    • Replacement of temporary roofs with permanent slate or zinc roofing
    • Masonry repairs, lime repointing and lime rendering to maintain breathability
    • Installation of new doors and windows, as most originals are lost
  • Some unstable courtyard walls require partial deconstruction and rebuilding.
  • Mezzanine floors are generally removed to improve accessibility and spatial quality.

New Build Elements

  • Contemporary interventions include:
    • Café building with mono-pitched roof reflecting farmyard typology
  • Green roof to the flat roof ancillary building in courtyard 4, providing thermal insulation, reducing cooling demand, mitigating urban heat island effects, and contributing to biodiversity.
  • PV panels to ancillary building in Courtyard 4
  • Clear architectural distinction between historic and new fabric is maintained.

Sustainability and Environmental Measures

  • Reuse of existing structures significantly reduces embodied carbon.
  • Materials include lime render, natural insulation, slate, and zinc, supporting longevity and breathability.
  • Measures include:
    • Green roof on flat roof ancillary building in Courtyard 4
    • PV panels to ancillary building in Courtyard 4
    • Permeable paving and materials throughout the public realm
    • Biodiversity enhancements (native planting, bird/bat boxes)
  • Buildings are exempt from Part L but upgraded to best-practice efficiency standards where feasible.
