SDCC invites Expressions of Interest for Airton Road units
South Dublin County Council (SDCC) invites Expressions of Interest for proposed usage for two new build, ground floor units in the Airton Road development recently acquired by the Council, at the junction of Greenhills Road/Airton Road, Tallaght, Dublin 24.
Unit 1, Block C & Unit 2, Block D-Ground Floor Units) Unit 1 Block C

Unit 1 Block C is circa 183sq m and Unit 2 Block D is circa 173sq m and provides prominent ground floor level frontage at the above locations. The units will be provided in a shell and core finish, only. All fit out costs to be borne by the successful applicant, or applicants. The units are considered particularly suitable for community, sporting, recreational or other community-focused uses which would provide demonstrable local benefit and contribute positively to activity and vibrancy in the area.
Unit 2 Block D:

The qualification/award criteria for the expressions of interest process will be for the applicant to show:
- Previous/Current Experience, including staffing and skills (i.e. experience in successfully operating a space of this size & demonstrate capacity to manage/operate such a facility) including the structure of the entity including its legal status.
- Financial Proposal/Cost Plan (the applicant must outline levels of capital investment on the part of the applicant and a proposed rental proposition and a detailed Business Plan)
- Community Gain (i.e. positive contribution to the local community)
- Vibrancy & Vitality (i.e. applicants must demonstrate that the proposed use will make an active contribution to the area/streetscape in terms of activity, footfall/patronage)
There are some other considerations worth noting, including the following:
- Each party will be responsible for their own legal fees.
- A full lease agreement will be put in place for an agreed term with agreed term and conditions rental fees.
- Any potential operator will propose an annual rent to the Council, the amount of which must be included as part of the Financial Proposal/Cost Plan to be submitted to the Council.
- Water & electricity connections available (all operating costs to be borne by successful entity, or entities)
- Please note that retail operations will not be considered for this space.
- That the successful entity shall be liable for payment of stamp duty, VAT and any other statutory costs, which may arise on the creation of the Lease.
- Each party will be responsible for their own costs.
- The successful applicant will be responsible for all planning requirements, including any external signage.
- The successful applicant will be responsible for any utility charges, including water and electricity.
- The successful applicant will be responsible for any service charges applicable.
- The successful applicant will be responsible for any rates payable to the Council.
- The Council will provide a BER Certificate as required for any Lease purposes.
- A limited number of designated car parking spaces for the units will be provided as part of the agreement. All parking arrangement should comply with any local Management Company requirements and the normal public road parking rules, as there is limited parking in the vicinity of the units.
- Any fit out works, external signage (which may require planning approval) or internal modifications to be notified to the Council. No works should commence until approved by the Council.
- Any Lease agreement will be subject to S.183 of the Local Government Act 2001. (A lease agreement can only be entered into with a legal entity such as a limited company, company limited by guarantee (CLG) or similar)
- Public Liability Insurances, with agreed terms and with SDCC indemnified, will be required to be put in place prior to any final Lease agreement.
- Any agreement will be subject to full terms and conditions agreed between the parties.
A site visit may be arranged, on request, as part of this process.
