Before you begin the planning application process, it is useful to familiarise yourself with the issues that will affect how your application will be assessed.

Pre Planning Guidance

The following Pre-Planning Guidance Documents have be prepared on some of the common planning application issues.

Document No. 1 General Planning is relevant to all prospective applicants. The relevance of the other documents will vary depending on the nature of your proposed development. You should review all the guidance documents to ensure you are aware of which are relevant to your proposal.

Pre Planning Consultation

Pre-planning consultations give prospective applicants for planning permission the opportunity discuss their proposal with a planner.

Consultations are facilitated primarily by phone or email to expedite the process. A meeting will only be held for more complex proposals and only when the Development Management team considers a meeting would be beneficial. Any such meetings will be time limited, and subject to staff availability and meeting scheduling. The periods during which a time limited meeting will be arranged are as follows: Tuesdays 9:30am – 12:30pm, Wednesdays 2:30pm – 4:30pm and Friday 9:30am – 12:30pm only.

To request a consultation, you must submit the documents listed below. Your request will be logged when sufficient information has been received

Documents required for large scale residential/ commercial developments

  1. Complete Pre-Planning Application A
  2. Site Location Map, at a scale of a least 1:2500
  3. Site Layout Plan
  4. Preliminary sketches of the proposal

Documents required for one-off houses or works to your own home

  1. Complete Pre-Planning Application B
  2. Site Location Map
  3. Sketches of proposal
  4. Photographs of existing site

Consultations are available only to parties who have a legal interest in the site of the proposed development. If you do not have a legal interest in the proposed site, you must obtain letter of consent from the owner of the lands.

Exempted Development

Pre-Planning Consultations do not provide confirmation that a proposed development is exempted development (i.e. planning permission is not required). For this you are required to submit a Section 5 Application for Declaration on Development and Exempted Development.
